Who should build your feasibility study?

There are four ways to get the numbers before you open a cafe or restaurant: hire a consultant, ask a general AI chatbot, fill in a template, or use FIZIBI. Here is an honest account of when each one is right.

When is each one right?

A consultant

When your concept is not settled, when you need someone to judge the site in person, or when you want someone with local supplier and landlord relationships in the negotiation. What a model cannot give you is judgement: saying “this concept will not work on this street”. A good consultant will say it.

ChatGPT or similar

While you are still exploring the idea, discovering the questions, brainstorming menu and concept. Fast and nearly free. But you cannot get a model out of it that you would take to a bank or an investor: ask the same question twice and the figures differ, and none of them is tied to a formula.

A template

If you know your way around Excel, already have your own numbers, and just want a tidy structure. The cheapest route. In exchange you build every assumption, rate and formula yourself.

FIZIBI

If you cannot build the numbers yourself but want a defensible model to take to an investor, a bank or a business partner. It is clear where each figure came from, the Turkish cost lines are built in, and everything recomputes when you change an answer.

What FIZIBI does not do

  • It does not visit the site, negotiate your rent or find you suppliers.
  • It offers no intuitive judgement on whether your concept will land; what it gives you is what the numbers say.
  • It is not investment, legal or tax advice. Consult your accountant and the relevant municipality before any binding decision.
  • If the figures you enter are wrong, so is the output. Entering your own lease offer and supplier prices sharpens the result.

Frequently asked questions

Could I just get ChatGPT to write the same report?+

You can get the prose, not the model. A general language model estimates figures; ask twice and you get different answers, and none of them is tied to a formula. In FIZIBI every number comes from a deterministic engine, AI writes only the narrative, and each figure in that narrative is checked against the engine's output — any paragraph that does not match is discarded.

Should I use this instead of hiring a consultant?+

They do different jobs. A consultant brings judgement, an on-site assessment and relationships; FIZIBI brings the model, the report and the deck. If you can afford both, use both: build the model in FIZIBI and have a consultant argue with the assumptions. If you cannot, going to an investor with FIZIBI beats going with no model at all.

Are the numbers solid enough for a bank?+

The report includes a 36-month P&L, cash flow, break-even and sensitivity analysis, and the assumptions table marks which values came from you and which from an industry average. The bank makes its own assessment; this report lets you walk into that meeting with numbers. It is not a guarantee of credit.

How is this different from a template?+

A template is an empty frame: it gives you the row headings, and you build the figures and formulas. FIZIBI builds the model from your answers, applies the Turkey-specific rates (employer social security, VAT, withholding, the rent-increase cap, CPI) internally, and hands back a deck and an Excel model.
